Roofing & Home Improvement Contractor in London, KY Built for Kentucky Weather

Roofs in Laurel County have a hard life. Spring storms dump inch after inch of rain, summer heat bakes the shingles, and winter can push temperatures back and forth across freezing a dozen times in one month. On top of that, the oaks and pines that make southeastern Kentucky so pretty keep dropping limbs and leaves on your house. Ice storms and the May 2024 EF3 tornado showed what can happen when everything goes wrong at once. Thoroughbred Roofing & Home Design has protected homes against all of it since 2010. We inspect, repair and replace roofs, and we fix the damage water leaves behind.

We're a local crew, not a storm-chasing outfit that leaves town once the claims dry up. We've worked on 1950s brick ranches in downtown London, newer architectural-shingle homes near the I-75 corridor, and metal-roofed farmhouses out past East Bernstadt. We also handle steep-pitched lake cabins around Somerset and Burnside. Beyond roofing, we remodel kitchens and bathrooms and take care of mold removal and remediation. That means one trusted team can take a home from leak to fully finished.

  • Serving southeastern Kentucky since December 2010
  • Bonded for your protection
  • Fully insured

Most of our work comes from neighbors recommending us to neighbors, through churches, families and friends from London to Lake Cumberland. That kind of trust takes years to earn, and we work to keep it on every roof and remodel.

Why London and South-Central Kentucky Homes Need a Roofer Who Knows the Region

A roof that would last 30 years somewhere mild might give out in 15 on the Cumberland Plateau. Our weather, terrain, tree cover and housing mix all add their own stress. Once you understand those pressures, it's easier to see why some roofs fail early and what it takes to build one that lasts.

Climate: Rain, Freeze-Thaw, Ice and Wind

London sits at about 1,200 feet on the western edge of the Cumberland Plateau and gets roughly 48–52 inches of rain a year. Spring is the wettest and stormiest season, with repeated heavy downpours that test every valley and flashing seam. Winter lows usually fall into the mid-to-upper 20s°F, and temperatures often cross 32°F many times in a single month. Each crossing lets water seep into small shingle cracks and flashing gaps, then freeze and widen them. Ice storms like the ones in 2009 and 2021 brought down limbs and caused ice-dam leaks across the region. Laurel and Pulaski counties were hit in the March 2012 tornado outbreak, and an EF3 tore through south London in May 2024. Straight-line winds from summer thunderstorms regularly lift shingles and strip off ridge caps.

Built Environment: Old Layers, Post-War Ranches, Metal and Manufactured Homes

Our housing stock varies a lot. Early-20th-century frame and brick homes in downtown London, Mt. Vernon, Liberty and Monticello often have two or more shingle layers over original plank decking, plus chimneys that need new flashing. Many 1950s–1970s brick ranches have low-pitch roofs and are on their second or third roof. Subdivisions built near I-75, the Hal Rogers Parkway, Corbin and Somerset are mostly architectural shingle over OSB. In rural Laurel, McCreary, Rockcastle, Casey and Clinton counties there are a lot of manufactured homes and exposed-fastener metal roofs. Lake Cumberland cabins add steep pitches and log construction. Each type needs a different approach, and a roofer who only works with shingles won't fit all of them.

Regulations, Permits and Storm-Chaser Protections

Kentucky doesn't have a statewide roofing license. Roofing falls under the Kentucky Residential Building Code, which is based on the IRC. That code allows no more than two layers of asphalt shingles and requires drip edge, proper attic ventilation and ice-barrier underlayment where required. Permits are handled locally. London/Laurel County and Somerset/Pulaski County may require them for structural work, decks and full re-decking, and rural counties vary. State law (KRS 367.4911–4917) bars contractors from promising to pay or rebate your insurance deductible. It also lets you cancel a roofing contract if your insurer denies the claim. Pre-1978 homes fall under EPA lead-safe rules during trim and siding work. Shoreline structures on Corps-managed land at Lake Cumberland need USACE approval.

Local Economics: Value, Trust and Insurance-Funded Repairs

Most counties we serve have median incomes well below the national average. Homeownership runs around 70% or higher, and many owners are retirees on fixed incomes. That's why honest repair-versus-replace advice, phased projects and financing matter so much here. After storms, insurance pays for a large share of roof replacements, so it helps to have someone document damage carefully and meet with your adjuster. People here also choose contractors by word of mouth through church and community networks. Being an established local name isn't something we advertise. It's how we get hired.

Know The Signs

Common Roofing and Home Problems We See Across Laurel County and Lake Cumberland

Most of the calls we get trace back to a handful of problems caused by our weather, trees and aging homes. Here's how to spot each one, why it's so common around London, Somerset and Corbin, and how serious it usually is, so you know when to act.

Storm, Wind and Tornado Damage

Emergency

Strong winds, hail or falling limbs can lift, crease or tear off shingles and ridge caps, puncture decking and loosen metal panels. Once your roof is open to the weather, water gets into the attic, the insulation and the ceilings below within hours.

Why it happens here

Spring convective storms, summer straight-line winds and occasional tornadoes are part of life here. The March 2012 outbreak and London's May 2024 EF3 both damaged thousands of roofs. Thick stands of mature oak, hickory and pine around Keavy, Lily and the Daniel Boone National Forest mean wind events often bring limbs down too. Lake homes near Burnside and Jamestown also take wind coming straight off open water. Storm chasers tend to arrive right after these events, so it matters to have a local contractor document the damage.

Signs to watch for
  • Shingles or ridge caps in the yard
  • Creased or lifted shingle tabs
  • Dented gutters, vents or metal panels after hail
  • Limbs resting on the roof
  • New water stains on ceilings
  • Daylight visible through attic decking
Local patterns

We see the most of this in south London and Laurel County after the 2024 tornado, on wooded lots around Keavy and Lily, and on exposed lakeside homes near Burnside and Russell Springs. Spring hail is especially rough on metal roofs out in Rockcastle County.

Our fix

First we tarp or temporarily secure the roof. Then we photograph and document the damage for your adjuster, repair or replace what was hit, and replace any decking that got soaked.

Freeze-Thaw Flashing and Chimney Leaks

Serious

Flashing is the metal that seals joints where the roof meets chimneys, walls, skylights and valleys. Once it lifts, rusts or the sealant cracks, water runs behind it, often with nothing visible inside until the decking or framing has already started to rot.

Why it happens here

London often crosses 32°F many times in one winter month. Each freeze expands water trapped in hairline gaps, and each thaw lets more water in. Over a few winters that opens up flashing seams and the mortar joints of old brick chimneys. Many early-20th-century homes in downtown London, Mt. Vernon and Liberty still have their original step flashing, or flashing that's just been smeared with roofing tar. Heavy spring rains then push water through the weakened spots.

Signs to watch for
  • Stains on the ceiling or wall near the chimney
  • Rust streaks on flashing
  • Cracked or missing caulk and tar patches
  • Damp attic wood around penetrations
  • Peeling paint on the chimney chase
  • Drips that show up only in heavy rain
Local patterns

This is common on older brick homes in downtown London, Somerset and Monticello, and on 1960s ranches with masonry chimneys. Leaks usually show up in late winter and during the March–May rains.

Our fix

We replace the step and counter flashing with properly lapped metal, reseal or repoint the chimney where needed, and check the decking underneath for rot before closing it back up.

Aging, Curling and Granule-Loss Shingles

Moderate

Asphalt shingles lose their protective granules as they age. Without them, the asphalt underneath breaks down under UV and heat, and the shingles curl, crack and lose their seal. That leaves the roof easy for wind to lift and more likely to leak.

Why it happens here

Summer highs in the upper 80s°F, high humidity and poor attic ventilation heat shingles from both sides. Many 1950s–1970s ranches around London and Corbin are on roofs installed 15–25 years ago with 3-tab shingles, and that's about where those shingles give out. Freeze-thaw cycles then widen the cracks. A lot of homeowners don't notice the decline until a windstorm starts peeling shingles off.

Signs to watch for
  • Gutters full of granules
  • Shingle edges curling or cupping
  • Bald, dark patches on the roof
  • Cracked or brittle tabs
  • Shingles lifting in moderate wind
  • Roof is 15+ years old with 3-tab shingles
Local patterns

We see this all over the post-war neighborhoods of London, North Corbin and Somerset, and on 1980s–1990s homes in East Bernstadt and Science Hill whose original roofs have never been replaced.

Our fix

If the damage is limited, we replace the worst sections. If it's widespread, we tear off and replace the roof with architectural shingles or metal, adding proper ventilation and underlayment.

Multiple Shingle Layers and Rotted Decking

Serious

Some older homes have one shingle roof laid over another, and sometimes a third on top of that. Each layer adds weight and holds moisture, and it hides what's happening to the wood decking. The decking often turns out to be soft, delaminated or rotted once the shingles come off.

Why it happens here

Overlaying was the cheap fix for decades, and our older town centers are full of it. Kentucky's residential code now allows no more than two asphalt layers, so a third layer is out. Original plank decking in 1920s–1950s homes has spent decades soaking up leaks from failed flashing and freeze-thaw. Our humidity speeds up wood decay, especially under shaded north slopes.

Signs to watch for
  • Visible sagging or waviness in the roofline
  • Spongy feel underfoot
  • Thick, stepped shingle edges at the eaves
  • Attic sheathing that is dark or stained
  • Nail pops through shingles
  • Mold or musty smell in the attic
Local patterns

This turns up most in old frame homes in downtown London, Mt. Vernon, Brodhead, Liberty, Crab Orchard and Monticello, where two or three layers over plank decking are routine.

Our fix

We do a full tear-off down to the rafters, replace rotted planks or sheathing with new decking, then install underlayment, drip edge and a new roof that meets current code.

Loose Fasteners and Leaking Metal Roofs

Moderate

Exposed-fastener metal roofs such as 5V crimp, corrugated and R-panel are held down by screws with rubber washers. As those washers dry out and the screws back out, every fastener can become a pinhole leak, and the panels can start to rust at the laps.

Why it happens here

Metal roofing is a tradition on farmhouses, barns and manufactured homes across Laurel, McCreary, Rockcastle, Casey and Clinton counties. Daily expansion and contraction from summer heat, plus winter freeze-thaw, slowly works the screws loose. The rubber washers break down after 10–20 years of UV. Spring hail can dent panels and crack the sealant at the laps.

Signs to watch for
  • Screws backed out or tilted
  • Cracked or missing rubber washers
  • Rust around fastener holes or panel laps
  • Drips in multiple spots after rain
  • Loose or rattling panels in wind
  • Water stains along the roof's seams
Local patterns

We see this a lot on rural farmhouses and outbuildings around Stearns, Whitley City, Livingston and Hustonville, and on metal roof-overs on manufactured homes in McCreary and Clinton counties.

Our fix

We re-screw the roof with oversized, gasketed fasteners, seal the laps and ridges, and apply coatings where they help. If the panels have failed, we replace them with new metal.

Attic and Bathroom Mold Growth

Serious

Mold grows wherever moisture builds up, whether that's a slow roof leak, a poorly vented attic or a bathroom without a working exhaust fan. It stains wood and drywall, breaks down materials over time and can affect air quality throughout the home.

Why it happens here

Southeastern Kentucky's humid summers, heavy rainfall and shaded, wooded lots keep moisture high for months at a time. Slow flashing leaks can soak decking and insulation for years before anyone notices. Older homes often have bathroom fans that vent into the attic instead of outside, or no fan at all. Lake cabins near Monticello and Jamestown that sit closed up for weeks are especially likely to get it.

Signs to watch for
  • Musty odor in attic or bathroom
  • Black or green spotting on rafters or sheathing
  • Discolored grout, caulk or drywall
  • Peeling paint in the bathroom
  • Frost on attic nails in winter
  • Allergy-like symptoms indoors
Local patterns

This is common in attics under long-term leaks in older London and Somerset homes, in bathrooms in 1970s split-levels, and in seasonal Lake Cumberland cabins around Burnside, Jamestown and Monticello.

Our fix

We find and fix the moisture source, set up containment, remove or treat the affected materials, and correct the ventilation so the mold doesn't come back.

Algae, Moss and Clogged Gutters

Minor

Black streaks on shingles usually come from Gloeocapsa magma algae. Moss grows in thick, shaded patches that hold water against the roof. Gutters packed with leaves overflow, sending water over the fascia and down along the foundation.

Why it happens here

Heavy tree cover near the Daniel Boone National Forest, humid summers and north-facing slopes that rarely dry out give algae and moss everything they need. Every fall, oaks and hickories fill gutters with leaves. Many older homes still have undersized aluminum gutters that can't keep up with heavy spring rain, especially on steep, hilly lots around Lake Cumberland.

Signs to watch for
  • Dark streaks on north slopes
  • Green moss clumps on shingles
  • Gutters overflowing during rain
  • Rotting fascia or soffit boards
  • Sagging gutter runs
  • Erosion or pooling at the foundation
Local patterns

We see this on wooded lots in Keavy, Lily, Ferguson and Whitley City, and on hillside homes near Somerset and Russell Springs, where runoff overwhelms the gutters.

Our fix

We gently clean off algae and moss, replace any rotted fascia, and recommend algae-resistant shingles or larger-capacity gutters where they make sense.

What We Do

Roofing, Remodeling and Mold Services for South-Central Kentucky Homes

We offer eight core services because the problems in a house are usually connected. A roof leak can lead to mold, and mold damage often turns into a bathroom or kitchen rebuild. Here's what each service includes and how we adapt it to homes from London to Lake Cumberland.

Roof Inspection

We do a hands-on inspection of your shingles or metal panels, flashing, valleys, vents, pipe boots, gutters, decking and attic. Then we give you a plain-English report with photos, so you can see exactly what we saw.

Our approach

We walk the roof when it's safe to, check the attic for staining, mold and ventilation problems, test the decking for soft spots and photograph everything. If there's storm damage, we document it in a way that's useful to insurance adjusters.

In London

After spring hail, a winter ice event or a bad thunderstorm, a quick inspection can catch lifted shingles and cracked flashing before freeze-thaw makes them worse. It's also smart before buying an older home in downtown London or Somerset, where layered roofs are common.

Best for

Homeowners after a storm, buyers looking at older homes, anyone with a roof over 15 years old, and anyone who wants an honest repair-or-replace opinion.

Roof Repair

We fix the specific problem, whether that's blown-off shingles, failed pipe boots, leaking chimney flashing, a damaged valley or loose metal fasteners. If a targeted repair will reliably add years to your roof, you won't pay for a replacement.

Our approach

We match shingles as closely as we can, replace flashing properly instead of covering it in tar, swap out worn fasteners for gasketed screws on metal roofs, and repair any rotted decking under the leak.

In London

Many roofs in Laurel and Pulaski counties are basically sound but leak at one weak spot that freeze-thaw opened up. Since budgets here are often tight, a good repair can buy a homeowner several more seasons.

Best for

Roofs under about 15 years old, localized storm or tree damage, single leak sources, and metal roofs that need re-screwing and sealing.

Specialty

Roof Replacement

We tear off your old roof down to the decking, replace any rotted wood and install a complete new roof. That includes underlayment, drip edge, ice barrier where required, ventilation and flashing, all built to the Kentucky Residential Building Code.

Our approach

We remove every existing layer, which is important on homes with two or three. We inspect and replace damaged decking, then install the manufacturer's system to spec so your warranty stays valid. We'll walk you through architectural shingles and standing-seam or exposed-fastener metal options.

In London

Replacement makes sense for aging 3-tab roofs on post-war ranches, layered roofs on older downtown homes, and storm-damaged roofs after events like the 2024 tornado. Many local homeowners pick metal because it holds up to hail and wind.

Best for

Roofs past 20 years old, homes with multiple layers, widespread storm damage covered by insurance, and owners who want long-lasting metal.

Roof Installation

We install roofs on new homes, additions, garages and outbuildings, including asphalt shingle and metal systems, and design the ventilation and drainage to fit the structure.

Our approach

We coordinate with your builder or plans, confirm local permit requirements, install proper underlayment and edge metal, and size ventilation and gutters for our 48–52 inches of annual rain.

In London

That includes new homes in growing areas near I-75 and the Hal Rogers Parkway, additions on family farms around East Bernstadt, and steep-pitched lake cabins near Burnside and Jamestown where wind exposure and access take extra planning.

Best for

New construction, home additions, detached garages, barns and workshops, and Lake Cumberland cabins or second homes.

Kitchen Remodeling

We redesign and rebuild kitchens, from updated cabinets, countertops and flooring to full layout changes. The result is a kitchen that works for how your family cooks and gathers.

Our approach

We start by planning the layout and setting a budget. Then we handle demolition, any framing or subfloor repair, installation and finish work. We'll be upfront about choices that stretch your budget and help you phase the work if needed.

In London

Many 1950s–1970s homes around London, Corbin and Somerset have closed-in, dated kitchens. Older homes sometimes hide water damage under the floors, and we find and fix it during demolition.

Best for

Dated kitchens in older homes, families who need more storage or space, and homeowners repairing water or fire damage.

Specialty

Bathroom Remodeling

We remodel bathrooms from the studs out. That covers new showers and tubs, tile, vanities, flooring and proper ventilation, finished with the kind of craftsmanship that turns a tired bathroom into one you enjoy using.

Our approach

We fix any hidden rot or mold first, waterproof wet areas, and install exhaust fans that vent outdoors instead of into the attic. We can also add accessibility features like walk-in showers and grab bars.

In London

In our humid climate, bathrooms without good ventilation grow mold quickly. A lot of our retired clients in Laurel and Pulaski counties want safer walk-in showers, and lake cabins need materials that can handle being closed up for weeks.

Best for

Outdated or leaking bathrooms, homeowners aging in place, bathrooms with mold, and lake-home updates.

Mold Removal

We remove visible mold from attics, bathrooms, crawlspaces and walls, taking out or cleaning the affected materials so the space is safe and clean again.

Our approach

We contain the work area to keep spores from spreading, remove damaged drywall, insulation or sheathing, clean and treat salvageable surfaces, and dispose of the debris properly.

In London

We often find mold in attics under long-term roof leaks in older London and Somerset homes, and in seasonal lake cabins that sit closed up through humid summers.

Best for

Visible mold patches, musty attics found during a roof job, and bathrooms with recurring spotting.

Mold Remediation

Remediation goes further than removal. We find out why the mold grew in the first place, fix that moisture source and restore the affected area so it doesn't come back.

Our approach

We find the moisture source, whether that's a roof leak, poor ventilation or a plumbing problem, and fix it. Then we contain and remove the contaminated materials, treat the structure, and rebuild with corrected ventilation and moisture control.

In London

Southeastern Kentucky's humidity, shaded lots and freeze-thaw leaks keep moisture coming back. Since we handle roofing too, we can seal the leak that caused the mold and rebuild the damaged area as one coordinated project.

Best for

Recurring mold, mold caused by roof or plumbing leaks, larger affected areas, and homes being repaired after water damage.

Home builder

Custom Home Builder in London, KY

Kitchen remodeler

Modern Kitchen Remodeler in London

Many kitchens in London's 1950s–1970s brick ranches and split-levels still have their original layouts, with closed-in walls, little counter space and dated cabinets. Older frame homes downtown often hide uneven floors and worn-out subfloors under the finishes. Thoroughbred Roofing & Home Design turns these rooms into modern, practical kitchens built around how your family cooks and gathers. Our team handles construction as well as design. That means we can open up walls, fix sagging floors and rebuild from the subfloor up instead of hiding problems under new surfaces. We plan cabinets, countertops, lighting and storage together, so the finished kitchen looks like one design and holds up to daily use. Laurel County homeowners have trusted us for lasting craftsmanship since 2010. We bring that same care to every kitchen job, from a simple refresh to a full gut renovation.

  • Full gut renovations and smaller kitchen refreshes

  • Wall removal to open up closed-in post-war floor plans

  • Subfloor and floor-framing repair before new finishes go in

  • Cabinets, countertops and storage planned together

  • Design and construction handled by one team

Siding contractor

Durable Siding Contractor in London

London's climate is hard on siding. Spring storms drive rain sideways, straight-line winds pull panels loose, and shady, humid lots under mature oaks and hickories breed algae and rot in wood trim, fascia and soffit. On hillside lots, runoff splashes onto the lower rows of siding and causes stains and decay. Thoroughbred Roofing & Home Design installs and repairs siding with these local conditions in mind. Vinyl siding is on most homes built since the 1980s. We replace damaged or faded panels, re-side whole houses and repair the rotted fascia and soffit we often find behind old siding. For rural manufactured homes, we also repair siding and skirting. Siding work on pre-1978 homes falls under EPA RRP lead-safe rules, and we plan for that from the start. You end up with an exterior that sheds water, holds up to wind and improves your home's curb appeal.

  • Vinyl siding installation, full re-siding and panel replacement

  • Repair of rotted fascia, soffit and wood trim

  • Siding and skirting repair for manufactured and mobile homes

  • Exteriors built to resist wind-driven rain and algae on shaded lots

  • Lead-safe rules for pre-1978 homes built into project planning

Bathroom remodeler

Luxurious Bathroom Remodeler in London

London's humid summers are hard on bathrooms, especially in older homes with poor airflow. Peeling paint, mildew, loose tile and soft floors around tubs and toilets are common signs that moisture has been working behind the surfaces for years. Thoroughbred Roofing & Home Design remodels bathrooms from the structure out, so your new space looks great and stays dry. We pull out failing tile and fixtures, repair damaged subfloor and framing, and waterproof shower and tub surrounds before any finishes go in. We can update a dated hall bath in a 1960s ranch or create a luxurious primary suite with a walk-in shower and custom vanity. Either way, you get the craftsmanship Laurel County homeowners have counted on since 2010. We help you choose a layout, materials and fixtures that fit your style, budget and daily routine.

  • Complete bathroom remodels, from hall baths to primary suites

  • Repair of moisture-damaged subfloor and framing

  • Waterproofed shower and tub surrounds behind tile

  • Walk-in showers, custom vanities and updated layouts

  • Durable finishes chosen for London's humid climate

Waterproofing service

Dependable Waterproofing Service in London

London gets 48 to 52 inches of rain a year, with the heaviest storms in spring, so water is the most constant threat to local homes. Clay and karst soils drain poorly, steep lots send runoff toward foundations and undersized gutters overflow in downpours. Freeze-thaw cycles then widen every crack the water finds. Thoroughbred Roofing & Home Design finds where water comes from and where it gets in, then fixes both. Before we recommend a fix, we check the whole system: roof drainage, gutter capacity, grading, foundation walls and every opening in the exterior. The fix might be sealing foundation walls, changing where downspouts drain or protecting decks and wood or log siding on lake homes. Our goal is to keep water out of your basement, crawlspace and walls, so you avoid mold, rot and expensive structural repairs later.

  • Whole-home check of roof drainage, gutters, grading and foundation

  • Foundation and exterior sealing against water getting in

  • Downspout and runoff fixes for steep lots and clay soils

  • Sealing and protection for lake-home decks and wood or log exteriors

  • Prevention of mold, rot and freeze-thaw crack damage

Fire damage restoration service

Trusted Fire Damage Restoration Service in London

A house fire does more than leave visible charring. Smoke and soot spread through walls and attic spaces. The water used to put out the flames can soak framing, insulation and subfloors. Left alone, that mix leads to lasting odors, corrosion and mold. Thoroughbred Roofing & Home Design helps London-area families rebuild after a fire, with one team covering every construction trade the job needs. We assess structural damage, remove materials that can't be saved and rebuild roofs, framing, drywall, kitchens and baths until your home is livable and attractive again. Because we do both roofing and interior construction, you won't have to juggle separate contractors for the roof, walls and finishes. We explain the scope of work in plain terms at each stage. Our experience in home building and renovation since 2010 means your restored home is built to last.

  • Structural damage assessment after a fire

  • Removal of burned, smoke-damaged and water-soaked materials

  • Rebuilding of roofs, framing, drywall and interior finishes

  • Kitchen and bath rebuilds as part of the full restoration

  • One team from tear-out to final finishes

Interior construction contractor

Skilled Interior Construction Contractor in London

Many London homes have problems that only show up once the walls come down. Early-20th-century frame houses often have original plank subfloors and sagging joists, and post-war ranches often have outdated, closed-off layouts. Thoroughbred Roofing & Home Design does interior construction for homeowners who want to change how their space works, not just how it looks. Our team handles framing, moving or removing walls, drywall, trim carpentry, flooring and finish work. We take on whole-floor renovations, basement finishes and room additions. Structural changes and additions may need permits from London/Laurel County or your local jurisdiction, and we plan for those rules from the start. We've paired building experience with design sense since 2010, so every interior project is solid underneath and polished on the surface. You get one accountable team from the first wall opened to the last piece of trim.

  • Framing, wall removal and layout changes

  • Drywall, trim carpentry, flooring and finish work

  • Repair of sagging joists and worn subfloors in older homes

  • Basement finishes, whole-floor renovations and room additions

  • Planning around local permits for structural work and additions

Water damage restoration service

Responsive Water Damage Restoration Service in London

In London, water damage often starts at the roof. Ice storms like the 2009 and 2021 events cause ice dams, straight-line winds tear shingles loose and limbs fall from mature trees, and each can let water into attics and ceilings. Tornadoes can open a home to the weather in minutes, as the EF3 that hit London's south side in May 2024 showed. Slower leaks from failed pipe boots, leaking flashing and overflowing gutters rot decking, fascia and framing over time. Thoroughbred Roofing & Home Design fixes both the source and the damage. We repair the roof or exterior where water got in, then remove soaked materials and rebuild ceilings, walls, floors and cabinets. Kentucky law bars roofing contractors from promising to pay or rebate your insurance deductible, and we follow it. After big storms, be wary of out-of-state storm chasers and choose a local team.

  • Source repairs for roof leaks, flashing, pipe boots and ice-dam damage

  • Removal of soaked drywall, insulation, flooring and decking

  • Rebuilding of ceilings, walls, floors and cabinets

  • Storm and tornado damage repair from the roof down

  • Honest estimates that follow Kentucky's storm-damage consumer protection law

We've worked in this region since December 2010. We've watched what ice storms, hail and the 2024 tornado did to homes around London, and we were still here once the out-of-state trucks pulled out. That matters when you need a warranty question answered two years from now or a small leak checked. People here pick contractors through neighbors, churches and family, and our reputation has grown the same way. We're not going anywhere, and we treat your roof knowing we'll be living with the result.

Bonded and Insured for Your Protection

Kentucky doesn't have a statewide roofing license, so it's on homeowners to check whether a contractor is accountable. Thoroughbred is bonded and insured. If something unexpected happens on your property, you're protected and not left holding the bill. Ask any contractor you're considering for proof of insurance before work starts. We're glad to provide ours. That basic step is one of the best ways to avoid the fly-by-night operators who show up after every big storm.

Shingle, Metal and Manufactured-Home Experience

A lot of roofers only install asphalt shingles. Around here, that isn't enough. We work on architectural shingles over OSB in newer subdivisions, old plank-decked roofs downtown, and exposed-fastener metal on farmhouses and outbuildings. We also do metal roof work on rural manufactured homes. Whether your roof needs re-screwing with new gasketed fasteners or a full standing-seam upgrade, we'll recommend the system that fits the house and your budget, not whatever's easiest for us to install.

Honest Repair-vs-Replace Advice

Not every leak means you need a new roof. Many of our clients are retirees on fixed incomes or families on tight budgets, and we respect that. If a flashing repair or a section replacement will reliably give you more years, that's what we'll tell you, with photos that show why. When replacement really is the better investment, we'll explain the reasons clearly. Being honest about it is how we've earned repeat customers and referrals for more than a decade.

Insurance Claim Help Done the Right Way

Insurance pays for a large share of storm-damage roofs in this area. We document hail, wind and tree damage thoroughly and can meet your adjuster on-site to point out what we found. We follow Kentucky's storm-damage consumer protection law. We'll never promise to waive or rebate your deductible, and you keep your right to cancel if your claim is denied. If a contractor offers to 'take care of' your deductible, treat that as a warning sign.

One Team From Roof to Remodel

Water damage doesn't stay in one place. A failed pipe boot can soak the attic, grow mold and ruin a bathroom ceiling. Since we handle roofing, mold removal and remediation, and kitchen and bathroom remodeling, we can fix the cause and rebuild the damage without you hiring three different contractors. That keeps scheduling simpler, avoids finger-pointing between trades and gets your home back to normal sooner.

Financing That Makes Projects Possible

A roof often can't wait for perfect timing, especially after a storm or once a leak starts. Financing is available on qualifying projects, so you can protect your home now and spread out the cost. We can also break larger jobs into phases, like doing the roof this year and the bathroom next year, so the work fits your budget without cutting corners on quality.

Transparent Pricing

What Roofing and Remodeling Cost in the London, KY Area

Every home is different, but you deserve realistic numbers before anyone climbs a ladder. Below are the main things that drive cost here in southeastern Kentucky and typical price ranges. Your written estimate after an inspection is the final word.

Primary Factor

Roof Size, Pitch and Access

Roofs are priced by the square, which is 100 square feet. A typical 1,500–2,000 sq ft ranch has about 18–25 squares. Steeper pitches need extra safety gear and labor time, and so do multiple dormers or valleys. Lake Cumberland cabins on steep lots near Burnside or Jamestown, or houses with limited driveway access, take more planning and labor. Simple low-pitch ranches around London and Corbin usually come in at the lower end of the range.

Primary Factor

Material Choice: Shingle vs. Metal

Architectural asphalt shingles are the most affordable full-replacement option and handle our weather well when installed correctly. Exposed-fastener metal costs more up front. Standing-seam metal costs the most but holds up to hail, wind and freeze-thaw and lasts for decades. Many local homeowners think metal's lifespan is worth the extra cost, especially on farmhouses and homes surrounded by trees.

Major Factor

Tear-Off Layers and Decking Condition

Removing one layer of shingles is standard. Removing two or three, which is common on older homes in downtown London, Mt. Vernon and Liberty, adds labor and disposal fees. Rotted decking is the biggest unknown. Replacing soft plank or OSB sheathing is usually priced per sheet, and we'll show you photos of anything we find before replacing it.

Moderate Factor

Code Items, Ventilation and Flashing

Drip edge, ice-barrier underlayment where required, new pipe boots, chimney re-flashing and ridge or soffit ventilation all add to the price. They also keep your manufacturer warranty valid and stop the freeze-thaw leaks that ruin roofs early. Skipping them to cut a lower bid usually costs more down the road.

Variable Factor

Scope of Hidden Damage (Remodels and Mold)

On kitchen, bathroom and mold projects, what's behind the walls drives the cost. Subfloor rot under an old tub, mold spread through attic insulation or outdated plumbing can all add to the scope. We assess as much as we can before giving the estimate and talk with you before doing any added work.

Typical projectDetailsEstimated range
Targeted roof repairReplace storm-blown shingles, a failed pipe boot or chimney flashing on a London-area home$350 – $1,800
Architectural shingle replacement1,600–2,000 sq ft brick ranch, single-layer tear-off, minor decking repair, new drip edge and ventilation$9,500 – $16,000
Metal roof replacementFarmhouse or lake home, 20–28 squares, exposed-fastener or standing-seam metal over new underlayment$14,000 – $32,000
Bathroom remodel or mold remediationFull hall bath remodel with walk-in shower ($10,000–$25,000), or attic/bath mold remediation including the moisture fix ($1,500–$7,000)$1,500 – $25,000

Financing is available on qualifying projects, so you can deal with an urgent roof or a planned remodel now and pay over time. Ask about it during your estimate. A properly installed roof protects everything under it: framing, insulation, drywall and your family's health. Fixing a $500 flashing leak now can prevent thousands of dollars in decking rot and mold remediation later.

Questions & Answers

Frequently Asked Questions About Roofing and Remodeling in London, KY

How much does a new roof cost in London, KY?

Most architectural shingle replacements on a typical 1,600–2,000 sq ft home in the London area run about $9,500 to $16,000. Metal roofs generally range from $14,000 to $32,000, depending on the panel type and roof size. Your actual price depends on pitch, how many layers need to come off, how much decking is rotted and which code items are needed, like drip edge and ventilation. Older homes with two or three layers cost more to tear off. We give you a written, itemized estimate after inspecting your roof, and financing is available on qualifying projects.

How long does a roof replacement take?

Most single-family roof replacements take one to three days once work starts. A simple ranch in London or Corbin can often be done in a day or two. Steep lake cabins, homes with lots of rotted decking, or bigger metal installations can take longer. Weather affects scheduling, and spring storms in particular can push start dates back a few days. We'll keep you updated, protect your landscaping, and clean up the site and sweep for nails every day. Kitchen and bathroom remodels typically take two to six weeks, depending on scope.

Do I need a permit to replace my roof in Laurel County?

It depends on where you live and what the job involves. Kentucky doesn't have a statewide roofing license, and permits are handled locally. A straight reroof on a single-family home is often lightly regulated in rural counties, but London/Laurel County, Somerset/Pulaski County and other jurisdictions may require permits for structural work, full re-decking, additions or decks. Either way, the work still has to meet the Kentucky Residential Building Code, including the two-layer maximum, drip edge and proper ventilation. We check the requirements in your county before every project.

Will you cover my insurance deductible after a storm?

No, and no honest contractor in Kentucky should. State law (KRS 367.4911–4917) prohibits roofing contractors from promising to pay or rebate a homeowner's insurance deductible. What we will do is document your hail, wind or tree damage thoroughly, meet your adjuster if you'd like us to, and make sure the scope of the claim reflects what actually needs repairing. Kentucky law also lets you cancel a roofing contract within a set period if your insurer denies the claim. Be cautious of anyone knocking on doors after a storm and offering to 'eat' your deductible.

Should I repair or replace my roof?

If your roof is under about 15 years old and the damage is in one area, like a few blown shingles, one leaking pipe boot or failed chimney flashing, a repair usually makes sense. Replacement is usually the better value when 3-tab shingles are 15–25 years old and losing granules, when there are multiple layers, when decking is soft in several places, or when storm damage covers large sections. We'll give you a straight answer backed by photos. If a repair will reliably buy you more years, we'll say so.

How can I prevent roof leaks and mold in this climate?

Start with clean gutters, especially after fall leaf drop under our heavy oak and hickory cover. Trim limbs that hang over the roof, since they drop debris, shade the roof into growing moss and can break off in ice storms. Have the flashing and pipe boots checked every year or two, because freeze-thaw cycles open them up slowly. Make sure bathroom fans vent outdoors, not into the attic, and that the attic has balanced intake and exhaust ventilation. Look at your attic after heavy spring rains. A small stain caught early costs far less than rotted decking and mold.

When should I call a roofer right away?

Call right away if water is actively coming through a ceiling, if a limb or tree has hit your roof, if you can see daylight through the attic decking, or if shingles or metal panels have blown off after a storm. Don't wait on new ceiling stains either, especially near chimneys. Those leaks get worse with each freeze-thaw cycle and heavy rain. After a major hail or wind event like the 2024 London tornado, get an inspection even if you don't see any damage. Insurance claims have filing deadlines, and hidden damage can turn into leaks months later.

Is a metal roof worth it in southeastern Kentucky?

For many homeowners, yes. Metal holds up well to the hail, straight-line winds and freeze-thaw cycles we get, and it sheds wet snow and leaves easily, which helps on wooded lots. It costs more up front than architectural shingles, but it typically lasts much longer. Standing-seam metal has concealed fasteners and needs the least maintenance. Exposed-fastener panels cost less but need their screws checked over time. Architectural shingles are still a solid, lower-cost choice when they're installed to spec with proper ventilation. We'll help you compare both for your home and budget.
